Why compacted soil holds a lawn back

Delaware soils, especially in newer developments, get packed down by construction, foot traffic, and mowing. When soil is tight, water runs off instead of soaking in, roots stay shallow, and fertilizer does less than it should. Core aeration removes plugs of soil to open that ground back up.

What does core aeration actually do?

A core aerator pulls small plugs of soil out of the lawn. Those open channels let oxygen, water, and nutrients reach the root zone instead of running off compacted ground, which encourages deeper roots.

Why is aeration paired with overseeding?

The holes left by aeration give seed direct seed-to-soil contact, which is the single biggest factor in whether new grass establishes. Seeding right after aeration puts seed where it can actually germinate.

When is the best time to aerate and overseed in Delaware?

Fall is the strongest window for cool-season lawns here. Soil is still warm, nights cool off, and new seedlings have time to root before winter. We book fall aeration and seeding on a first-come basis.

How soon will I see results?

New seedlings typically appear within a few weeks under good moisture, and the lawn continues thickening into the following spring. Results vary with watering, weather, sunlight, and existing soil conditions.
